Brewer's Close (Sweeney’s Corner) is a new high quality student accommodation development located in the Newmarket area in Dublin 8.  The scheme encompasses 5 blocks with 235 Student beds and 37 BTR apartments, retail units, amenities and landscaping on a complex urban infill development at Sweeney’s Terrace, Dublin 8, delivering a high-density student accommodation scheme with integrated residential and retail uses.

The project responds to a constrained site bounded by a protected structure and the River Poddle to the rear, requiring careful structural coordination to address heritage constraints, river adjacency and urban regeneration objectives. The completed development provides a robust and well-integrated urban block, incorporating new publicly accessible amenity space along the river corridor and activating a key corner site within the wider Newmarket and Coombe regeneration area.
