73 North Wall Quay is a nine-storey office development over a single-level basement, incorporating and restoring the protected two-storey façade of a 19th-century warehouse on Dublin’s North Wall Quay.
Barrett Mahony Consulting Engineers provided full Civil and Structural Engineering services from concept design through to completion. The project involved the retention and stabilisation of the historic brick façade, demolition of the existing building and basement, construction of a new lowered Grade 3 basement, and delivery of a new reinforced concrete superstructure on a highly constrained riverside site.
The engineering solution integrated permanent works, temporary works and construction sequencing from the outset. Key elements included internal façade retention using the existing steel frame and piles, 187 self-drilled micro-piles installed through the existing basement slab, crane anchorage within a lift shaft, and serrated slab edges to support the curtain wall system without secondary steelwork.
The completed building successfully combines conservation and contemporary commercial development, preserving a protected structure while delivering high-quality office accommodation in the North Lotts and Grand Canal Dock SDZ.
