Project Completion – Hilton Home to Suites, Telephone House, Marlborough Street, Dublin 1

Congratulations to our client, JMK Group, main contractor Stewart Construction, and a very dedicated and talented design team on the completion of this iconic project.

Barrett Mahony Consulting Engineers provided civil and structural consulting engineering services from concept stage through to completion. The project involved the refurbishment, extension and change of use of the Telephone House commercial office building (originally constructed in the 1960’s) into a 260 key Home2 Suites by Hilton Hotel.

Significant structural engineering challenges were overcome across the project, including:

• Destructive and non-destructive investigations and assessment of the existing structure.
• Removal of loadbearing precast façade elements on front and rear elevations.
• Removal of the existing central core of the building, requiring the introduction of a temporary full height braced frame to maintain lateral stability during construction.
• Modification and additions to existing structural elements to increase fire resistance levels.
• Retro-fitting of vertical ties into the original structure to meet current building regulations robustness requirements.
• Assessment of the existing structure and foundations for up to two additional levels.
